Balcony and Terrace Waterproofing in Dubai: Workers on a balcony with a black waterproof layer turned up at the wall

Balcony and Terrace Waterproofing in Dubai

Balconies and terraces sealed so water stays out of the rooms below

In Brief

Balcony and terrace waterproofing is applying a waterproof layer under the tiles or finish of an outdoor floor, turned up at the walls and sealed around drains and thresholds, so rain and wash-down water do not leak into the rooms below. It is usually done together with relaying the tiles.

A balcony or terrace is a floor that lives outdoors. It gets sun, heat and, when washed or in rain, plenty of water. If the layer under the tiles has failed, water gets into the slab and travels, sometimes to the ceiling of the room below and sometimes along walls. The edges, the threshold at the door, the drain and the joint between floor and wall are the usual weak points.

We prepare the floor, make sure it falls toward the drain, apply the waterproofing layer so it turns up the walls and seals around the drain and threshold, protect it, and then relay the tiles or finish. If a balcony is leaking onto a neighbour or room below, our roof and balcony leak detection traces the entry point first. Tiling finishes the surface, and the wider service is on our waterproofing page.

When You Need This

Signs You May Need Balcony and Terrace Waterproofing

  • Stains or dripping appear under a balcony or terrace after washing or rain

  • Water pools on the balcony instead of running to the drain
  • Cracks, open joints or rust marks appear at the edges or threshold
  • The balcony is being retiled and the old layer is in doubt
What We Do

What Balcony and Terrace Waterproofing Covers

Surface and Falls Check

We check the floor slopes toward the drain and correct low spots so water does not pool on the new layer.

Preparation

Old finishes are removed where needed, and the base is cleaned, repaired and dried.

Waterproof Layer

The waterproofing layer is applied across the floor and turned up the walls and upstands to a suitable height.

Drains, Thresholds and Edges

The drain, door threshold and edges are sealed carefully, since these are the common leak points.

Protection and Retiling

The layer is protected, then tiles or the chosen finish are laid on top.

Test Before Finishing

The treated floor is tested before tiles go down, so any weakness is fixed while it is still accessible.

The waterproofing layer under the tiles may have failed, or water may be entering at the drain, threshold or edge. We find the entry point before treating.
