Confirming the Leak Is Fixed
We check that the cause has been found and repaired, and that the area is dry, before any ceiling repair starts.

Water-damaged ceilings patched and finished once the leak is fixed
In Brief
Ceiling repair after a leak is restoring a stained, bubbled, cracked or soft gypsum or plaster ceiling once the source of the leak has been fixed and the area has dried. Damaged board is cut out, new board fitted, joints finished and the area prepared for painting to match the rest of the ceiling.
Water damage on a ceiling looks different depending on how long it has been going on. A fresh leak gives a brown stain. A longer one can make paint bubble, plaster flake, gypsum board sag or go soft, and mould spot. The repair depends on how far the damage has spread, and none of it should be done before the leak has been found and stopped.
We start by checking that the source has been fixed and that the area is dry; if it is not clear where the water came from, we trace it first, as described in ceiling leak tracing. Then we remove loose, damaged or soft material, cut out and replace board where needed, patch and joint, and finish the surface so it blends with the surrounding ceiling. Painting afterwards completes the job, which our painting team can do. If a whole ceiling needs replacing, see false ceiling installation. The wider service is on our gypsum false ceiling page.

We check that the cause has been found and repaired, and that the area is dry, before any ceiling repair starts.
Loose paint, flaking plaster and soft or sagging board are removed back to sound material.
Damaged board is cut out in a neat shape and replaced with new board fixed to the frame.
Patches are taped and jointed flush with the surrounding surface, and cracks are filled.
Stains are sealed with a suitable stain-blocking primer, and any mould is treated before the surface is finished.
The repair is finished to match the existing texture, ready for painting to blend with the rest of the ceiling.
Send photos of the stain and say when the leak happened and whether it has been fixed.
We confirm the leak is stopped and the area is dry, and tell you if more drying or tracing is needed.
Damaged material is removed, new board fitted and the area patched and jointed.
The surface is finished and sealed, ready for painting, and we explain what else is needed to blend it in.
Every property is different, so we confirm the price before any work starts. These are the things that most often change the time and cost.
Not until the leak is fixed and the ceiling is dry. Even then, stains often show through unless a stain-blocking primer is used first.
Not usually. Damaged sections can be cut out and replaced. If the damage is widespread, we tell you and discuss replacing larger areas.
We treat it before finishing, and we find out why it formed, usually moisture that should be dealt with.
We finish patches to match the surrounding surface as closely as we can. Painting the whole ceiling gives the most even result.
Until the leak is fixed and the area has dried. Repairing too early can trap moisture. We check this before starting.
