AC Drain Line Clearing in Dubai: Technician cleaning a split AC with a collection bag catching the water

AC Drain Line Clearing in Dubai

Blocked condensate lines cleared so water stops dripping from the unit

In Brief

AC drain line clearing removes the blockage in the pipe that carries condensate water away from the indoor unit. A blocked line is the most common reason for an air conditioner leaking inside, and clearing it stops the dripping and protects walls and ceilings from damage.

An air conditioner removes moisture from the air as it cools it. That water collects in a tray under the coil and leaves the building through a small drain pipe. In a humid city that is a lot of water, and the pipe slowly fills with slime, dust and sometimes insects. Once it is blocked, the tray overflows and the water finds its own way out, usually through the front of the unit, down the wall or through the ceiling below.

We trace the drain from the unit to where it ends, clear the blockage and check that water now flows freely, then clean the tray so the problem does not return quickly. If water has already damaged a wall or ceiling, we will tell you what we see; see leak detection if the source of a leak is unclear. Drain clearing is part of our AC cleaning service and is also done during a filter and drain check on ducted systems.

When You Need This

Signs You May Need AC Drain Line Clearing

  • Water drips from the front or bottom of the indoor unit
  • A stain or damp patch appears on the wall or ceiling below the AC
  • The drain pipe outside never drips even when the AC has been running for hours
  • A gurgling sound comes from the unit or drain pipe
  • The AC shuts off or shows a water or drain error
What We Do

What AC Drain Line Clearing Covers

Tracing the Drain Line

We follow the drain pipe from the tray to its outlet so we know where the blockage is likely to be.

Clearing the Blockage

Slime, dust and debris are cleared from the line, and the flow is checked until water runs freely.

Drain Tray Cleaning

The tray under the coil is cleaned so dirt does not wash straight back into the pipe.

Checking the Slope and Joints

We look for sagging pipe or loose joints that could cause water to pool and block the line again.

Overflow Protection Check

Where the unit has a float switch or overflow protection, we check that it works.

Leak Check After Clearing

The unit is run and watched for a while to confirm that water now drains and nothing leaks.

Our Process

How It Works

  1. 1

    Tell Us Where It Drips

Say which unit leaks and where the water appears. A photo of the stain or drip helps.

  2. 2

    Trace the Line

We find the drain pipe, check the tray and work out where the blockage is.

  3. 3

    Clear and Clean

The line is cleared and the tray cleaned, with floors and furniture protected from any water.

  4. 4

    Run and Watch

The unit is run to confirm water drains away and we advise on any damage or recurring causes.

Good to Know

What Affects Time and Cost

Every property is different, so we confirm the price before any work starts. These are the things that most often change the time and cost.

  • How the drain pipe runs and how easy it is to reach
  • How badly the line is blocked
  • Whether the pipe is sagging or has loose joints
  • Whether the tray is cracked or damaged
  • Whether water has already damaged the wall or ceiling
FAQ

AC Drain Line Clearing Questions

A blocked condensate drain is the most common cause. Water collects in the tray and, with nowhere to go, overflows through the unit. Clearing the line usually stops it.

Yes. Repeated dripping can stain paint and soak plaster. If damage has already happened, we tell you what we see so you can decide on repairs.

Regular cleaning is the best protection, along with keeping filters clean so less dust reaches the tray. We can advise on how often to clear the line for your unit.

Not always. A damaged tray, a frozen coil or a refrigerant pipe fault can also cause water. We check the unit and tell you what we find.

Yes. Ducted, ceiling and cassette units have drains too, and we clear and check them.
